Where Are The Seattle Floating Homes Located?

It seems pretty obvious to most of us where they are, but we are local and people outside of Seattle really don't know. Many out of state visitors come here only with the Sleepless In Seattle frame of reference for where Seattle houseboats actually are in Seattle. Any Seattle local who has seen this 1993 Tom Hanks and Meg Ryan movie (which I affectionately call the STALKER movie) knows that when Tom sets out in his little row boat from his Lake Union houseboat, he won't end up in the Puget Sound at Alki any time soon.

This is why people want to know: Where are Seattle floating homes located in Seattle?

It is important to first know that Seattle houseboats used to be a lot more prevalent in the city even being in Lake Washington along the shores of Madison Parkjust to name one spot, but also along the Duwamish River down in the South Park area. Over the last 100 years they have dwindled for various reasons which is probably a good idea for me to write a series of at least 10 posts. The city has gone from thousands of floating homes and shacks to a little over 500 in present day. These 500 or so surviving Seattle floating homes (and some new construction) are located on Lake Union and Portage bay in various locations.

The Numbers Can Be Deceiving: Seattle Real Estate Up Over 20% From A Year Ago According to Latest NWMLS Press Release.

Seattle Real Estate Up Over 20% From A Year Ago According to Latest NWMLS Press Release.

Like divorce stats, etc. (ask me about my theory on Elvis Vegas weddings sometime if you want a different discussion altogether), I think all numbers are skewed, but the latest NWMLS report from the close of the 2011 December Seattle real estate market would suggest otherwise. Without me going into the fact that I disagree with my friend OB (who happens to be the President of Windermere) on whether or not we have already turned a corner as he says we have in this latest report, here is a piece of the NWMLS news release:

“Healthy marketplaces” emerging with shrinking inventory, favorable financing

KIRKLAND, Wash. (Jan. 4, 2012) – Home sales finished the year much stronger than they started, with

pending sales for the fourth quarter outgaining the first quarter by more than 3,000 transactions for a 21

percent increase, according to new figures from Northwest Multiple Listing Service.

A year-over-year comparison shows December’s pending sales (mutually accepted offers) rose more than

20 percent from a year ago. Northwest MLS brokers reported 5,237 pending sales last month, up from the

previous year when they recorded 4,359 transactions.

Last month’s pending volume exceeded the number of new listings (4,604) for the second consecutive

month. The last time such an imbalance occurred was November 2006."

As I have stated before, you all know I am a highly positive person, but this is hardly turning a corner. I agree that we are heading in the right direction, but we haven't gotten far enough to have turned a corner. Less inventory just makes it appear this way temporarily. The banks have been holding off on plenty of REO inventory and we still have that mountain to get over before we can truly be out of this latest Seattle real estate market shift.

So what do you do if you want to sell your house?

Sell it now!!! Not to sound like a typical real estate agent who just wants the listing, I swear. Here is why:

There is a historical low amount of inventory (especially in neighborhoods like Queen Anne or Magnolia!!!!) and also ridiculously low interest rates, but even that is not my reason why if you want or need to sell you need to do it ASAP.

There are buyers waiting for your homes to buy them. This is not my reason either.

Here is the real reason - the dirty little secret no one is telling you:

If you think prices will go up in Spring 2012 and you are waiting for that, then I highly suggest you sell now because when those foreclosures start truly being released rather than just the trickle we have seen so far, the prices will reflect it and there will be far more competition to deal with. In short, you will have waited too long.

Call me or email me if you want to talk further about it. It merits a discussion if you need to sell, otherwise hang back and wait for the Seattle real estate market to absorb the floodgate of foreclosures and make another shift towards the positive. It will be a couple years at least, but it will happen.

Seattle, Washington Waterfront Homes: Eastlake Floating Homes

Seattle WA floating homes are a great waterfront real estate option in Seattle! Lake Union has its own special attractions and people who live on the lake love it! Living on a Seattle houseboat might be one of the most thought about options for people when they are pondering waterfront homes in Seattle!

These homes offer a wide variety of living plans and the quarters are almost tight, but wouldn't it be great to truly be on the Seattle waterfront? One of the most asked questions I get is, "Do they move with the water?" The answer is yes and how much depends on how far down the dock you are. Houseboats on the end of the dock cost more and offer more open views typically, but they do rock back and forth quite a bit more and definitely when a boat passes by. There is less rock closer in to land.

Seattle offers lots of waterfront living, but I love this option the best!

People always love looking at houseboats and I have had fun showing them. They are the ideal Seattle, Washington lifestyle for many people and one of the first things tourists think about for our city!

A couple funny things that happened to me at an open house for a floating home in Eastlake: One lady got a little sea sick even though the home was fairly close in on the dock. Another visitor asked about the plumbing. Yes, there is a sewer line that goes down the dock! These are floating homes, not vessels.

While showing a Seattle houseboat once, I dropped the key into Lake Union. The listing agent wasn't thrilled with me, and I was embarrassed, but he could have put a float on it was my thought.

Living in a very close knit waterfront neighborhood...

Everyone pretty much knows everyone on a dock and neighbors watch out for others. If you want privacy, this might not be the best option. This might not be the most ideal solution for Seattle waterfront homes if you like to be alone, but watching the world go by and being in the middle of it all would be the great appeal for most people!

Selling Your Seattle Magnolia Home: How To Beat The Competition & Make The Most Even In "This" Market

Thinking About Selling Your Magnolia Home? Here Is A Little Secret…

It is interesting to look at the market research and figure out how buyers find theirMagnolia homes. Do they have a great Magnolia Realtor out there pounding the street? Maybe.. But , most Magnolia homebuyers start on the internet. Don't get me wrong - I also am quite proficient at pounding the pavement for my clients, but if you want to get the most exposure when selling your home, then go with the best internet Magnolia listing agent possible. We will surprise you. I promise.

Here is an example of a Magnolia view home that we sold recently:

These Magnolia sellers had several of the TOP Magnolia Realtors out and all of them with the exception of us told them that their home was worth far less than what we at Cooper Jacobs ended up listing it for. Not only did we take the time and really evaluate the market price that would hold up in the Magnolia real estate market, but we also took into consideration the current homes that were on the market - the ones that the buyers would be comparing ours to while on tour. Comparing your home to your current competition is a far better method of determining value than looking at historical sales. Sold comps are valuable as well, but the buyers on the street don't care about those. If they like yours better and the price is in line with the others they are looking at, then you are going to look good. In addition, you have to take into account the Magnolia foreclosures and short sales on the market - there aren't a ton, but they do affect your value. This Magnolia home was sold for over list price in just 3 weeks with multiple offers and many Magnolia listing agents and appraisers have called us since asking us to explain. The explanation is simple: take the time to really serve the client with both pricing and positioning. You need more than them just sticking it on Craigslist or Trulia or Zillow or their own little site. You need your Magnolia Realtor to seriously market your home on the internet. We do that. Again, as a seller it is important that when you are thinking about listing your Magnolia home you position it correctly not only for the Magnolia real estate market, but also for the internet and what these buyers are looking for.
