Cruise Ships Add More Visual Interest To Magnolia View Homes

Brian Olsen in my office wrote this great piece about the cruise ships. I managed to also get a good shot of them with the temporarily orange Space Needle behind them.

…to transport passengers on an Alaskan getaway. The cruise ships are great for Seattle tourism plus local businesses and also treat Magnolians to a moving landscape from their very own yards. Some locals are upset with more Interbay traffic and up & down the Magnolia bridge. Others close to the pier complain of loud music and pollution created by the big boats, but mostly the cruise ships contribute to Magnolia views. One can’t deny the ‘cool factor’ when the ships announce departure from Puget Sound with the deep bellow of the horns.

Seattle sunsets with 202 scheduled cruise ships to set sail will create countless images and motion for folks to follow.

It’s estimated that each boat contributes $2 Million to the local economy and about 4,300 jobs to people around the Pacific Northwest. Many photographers, including ones within our real estate industry, capture ship traffic to add visual interest to pictures posted on our property listings. A Magnolia View Home demands a premium price. Even a peek a boo view out of the corner of a room is desirable by buyers. There are many different types of Magnolia views. Thinking About Selling Your Magnolia Home? Need Some Tips? Here Is A Little Secret…

It is interesting to look at the market research and figure out how buyers find their Magnolia homes. Do they have a great Magnolia Realtor out there pounding the street? Maybe.. But , most Magnolia homebuyers start on the internet. Don't get me wrong - I also am quite proficient at pounding the pavement for my clients, but if you want to get the most exposure when selling your home, then go with the best internet Magnolia listing agent possible. We will surprise you. I promise. We have a global reach that even surprises me sometimes. There is nothing more satisfying than selling one of our listings to an International buyer who would not have found us otherwise. Our Magnolia listings get exposure GLOBALLY.

There are others of course, but here is an example of a Magnolia view home that we sold:

These Magnolia sellers had several of the "TOP" Magnolia Realtors out and all of them with the exception of us told them that their home was worth far less than what we at Cooper Jacobs ended up listing it for. Not only did we take the time and really evaluate the market price that would hold up in the Magnolia real estate market, but we also took into consideration the current homes that were on the market - the ones that the buyers would be comparing ours to while on tour. Comparing your home to your current competition is a far better method of determining value than looking at historical sales. Sold comps are valuable as well, but the buyers on the street don't care about those. If they like yours better and the price is in line with the others they are looking at, then you are going to look good. In addition, you have to take into account the Magnolia foreclosures and short sales on the market - there aren't a ton, but they do affect your value. This Magnolia home was sold for over list price in just 3 weeks with multiple offers and many Magnolia listing agents and appraisers have called us since asking us to explain. The explanation is simple: take the time to really serve the client with both pricing and positioning. You need more than them just sticking it on Craigslist or Trulia or Zillow or their own little site. You need your Magnolia Realtor to seriously market your home on the internet. We do that. Again, as a seller it is important that when you are thinking about listing your Magnolia home you position it correctly not only for the Magnolia real estate market, but also for the internet and what these buyers are looking for. Ballard Townhomes For Sale Hard To Find Right Now!!!!

Ballard townhomes for sale: If you have a Ballard Townhome, then right now is your chance to step into the market....if you aren't upside down (If you are, then we can have a different conversations), but it is interesting to note that right now truly is a great time to sell your Ballard townhome.

There are currently only 6 Townhomes in Ballard on the market. Yes. The land of townhomes for sale in hip Ballard and there are only SIX available.

These Ballard townhomes range in price from $335,000 to $449,000 with a median price of $376,250 and average days on market of 28 days (most have been on for less than a week). The average square footage is 1575 and the average dollar per square foot is $247.85.

Ballard Townhouse Pendings: Further testament to the ripeness of this market is the fact that 12 Ballard townhomes are pending with an average days on market of 18 days (again, most were on for about a week!!!) . The price range on these ranges from $268,000 to $569,950 with a median of $378,725 (not far off from the median of the ones above). Average dollar per square foot on these that are in escrow is $241.26.

In addition to pendings, there are 3 that are pending inspection and 1 that is a pending short sale Ballard townhouse.

In the last 180 days, 44 Ballard townhomes for sale have closed in escrow according to the numbers on the MLS. These range in price from $200,000 to $535,000 with a median price of $368,500.

So I will say this again: There are only SIX Ballard townhomes for sale. If you want one, call me so I can get you in to see them. If you are thinking about selling, please give me a call and I can help you assess your options. Even if you think the value is not there, it might be. Seattle Floating Homes Market Update May 2012

Seattle floating homes Inventory is still low. This is an absolute fact.

Here are the details of what is out there on Lake Union:

There are only SIX Seattle floating homes on the market right now. They range in price form $350,000 for a 2 bedroom 1 bath 1000 square foot floating home in Westlake to $2,150,000 for a 2 bedroom 1.75 bath 2216 square feet Seattle floating home on Portage Bay with extra moorage for great Lake Union slip rental income potential. In addition thewre are still some Ward’s Cove slips available if you are interested in new construction Seattle floating homes.

Other Seattle floating homes for sale are on docks located at 2821 Fairview Ave E, 933 N Northlake Way (lee’s Moorings), 2201 Fairview Ave E, and 1215 E Allison St – these are all in Westlake, Eastlake, and Portage Bay, as well as Northlake for the Lee’s Mooring dock.

Pending in Escrow: There is a Roanoke Reef floating home for sale that is currently pending after being on the market for just 8 days (Roanoke Reef floating home owners, please take note: If your home did not sell on that dock then it was not priced right or was not marketed correctly or in some cases, both.). This was a 2 bedroom 2.5 bath 1931 square feet floating home listed at $1,295,000.

Latest SOLD Seattle floating homes: 2770 Westlake Ave N, Houseboat #5 – a 2 bedroom 1 bath Seattle floating home on the Old Boathouse dock. It is 987 square feet and was listed for $475,000 and finally sold after 285 days for $407,000. One thing to consider when looking at the price this one sold for versus the list price is the Aurora Bridge overhead which did make some buyers shy away. It is interesting because stand on the dock for five minutes and you won’t even notice the bridge. Add to that the bonus this lucky buyer got was on eof the biggest floating “back yards” on Lake Union.
