Seattle REO Realtor Work- Continuing Story..

seattle suburb real estateYou might remember me blogging about the horrific trash out job I had to get done for the bank a month or so ago on a foreclosure real estate assignment I received. $4000 to clean it up and it still could use a nice bath!  After getting through the $4000 trash bill and the $3000 water bill, I did manage to get the property listed last week and had an offer in the first day.  The bank was not open over the weekend and I ended up with a few more offers by the time they opened.

This Seattle suburb REO is now pending inspection and I still have agents calling me with interest because it was priced so competitively. This house is actually a perfect flip opportunity, although I hope someone will just buy it and love it because it needs love.  What amazes me is how fast I received phone calls and how on top of it so many local agents are for their clients!  There are really a great batch of Seattle real estate agents in this area and I am lucky to get to work with so many good ones!

So inspection here in the next day or so with a back up ready to go in case the first buyer bails, although who knows.  I will let you know how it goes!

About Me:

Seattle real estate has been a big part of my life for well over a decade since I began my career in real estate, but also before that time when I was in the process of purchasing my own first home.  Buying your first home can be quite overwhelming, but I have managed to help many first time home buyers along the way.

Move up Seattle buyers and other types of specialized purchasing is a great passion of mine!  I love Seattle houseboats and you can find me down on the docks of Lake Union and Portage Bay several times a week.   Other aspects of Seattle real estate that I adore include Queen Anne Real Estate,Wallingford Real EstateBallard Real EstateGreen Lake Real EstateLaurelhurst Real EstateMagnolia Real Estate, andSeattle Waterfront Real Estate.

In addition to being a Seattle residential broker and founder of Cooper Jacobs & Seattle Afloat, I am also a member of CBA (Commercial Brokers Association) and head of the Cooper Jacobs Commercial Division in an effort to provide excellent commercial real estate services to the Seattle commercial real estate industry.  With a background in accounting and management, it is my great pleasure to coordinate our Seattle commercial brokers.

Awesome, I hear with REO's you can really do some dirty work.  I even heard of a story the other day about an agent having to flea bomb his truck after cleaning a home.  I have been considering lately working with REO's.  Any advice as to how to break into it?  Is it true that you have to pay the costs to get the home ready to market such as the dump fee and water bill out of your own pocket and then get reimbursed at closing.  I had heard that is often the case and wonder if this is true in your case.  Anyhow, great job and I am glad you are staying busy.  I have just in the last month felt a bit of a downturn in my business but I am glad this isn't the case across the board in Seattle.

Courtney, Great job! My 1st REO was very similar to this. I began to wonder as I walked throught the stench filled 3400 sq ft house, just what I had gotten myself into. What a great feeling when I had it ready for listing and it looked and smelled about 500% better than when I got the assignment. I had it in escrow within 1 week! These listings can be a lot of work, but you when you can turn a home around like that, there is satisfaction!

Thanks all!

Ashley - yes they currently owe me in excess of $4k.  Not closing, though - I have to go through AP.   With REOs it is a matter of just going through the steps and it is all methodical.  Just be efficient and they like you, but no emotions involved with these sellers - it is all numbers.
