Wallingford Seattle Real Estate Market Update 2009:  Seattle's Wallingford neighborhood has had a pretty good run in the real estate market for the last six months.  It is no wonder, too, because this neighborhood has so much to offer!  Just check out 4333 Wallingford Ave N if you want a perfect example of a perfect in city home with all that the universe of Seattle has to offer!

Wallingford seattle waHere are the latest Wallingford Seattle Real Estate Market numbers for December 2009:

Wallingford real estate: 

For residential including Wallingford townhomes, there are currently 28 Active Wallingford homes for sale, 11 Pendings, and 65 closed sales for the last six months.  Surprisingly, Wallingford Townhomes make up a smaller percentage of these than I would expect with 7 Active listings, 5 Pendings, and 12 closed sales for the last six months.  Median days on market for a Wallingford home is 48 days and Median sales price is $480,000.  List Price to Sales Price percentage ranges from 96.43% to 104.90% depending on how many days on market for these sales.

Seattle's Wallingford Condos:

Looking at Wallingford Condos, there are 9 Active condos for sale, 3 Pendings, and there have been 12 closed sales in the last six months.  The condo market in Wallingford is a little less attractive than single family at this time with a median days on market of 77 day and median sales price of $342,475.  The list price to sales price percentage is also less with the last six months of sales ranging from 92.91% to 95.92%.

Wallingford Seattle WA Bus Routes

Wallingford Seattle WA Bus Routes:  Wallingford is already one of Seattle's most walkable neighborhoods.  Wallingford seattle waMaybe that is why the founder of Walk Score (a national website that measures the walkability of your neighborhood) lives right here in Wallingford!  I mean this neighborhood really does have easy access to everything.  On top of that, you can find major bus routes along at least 40th, 45th, and Stone with covered ones on both sides at Stone and 40th on Stone and also at 45th and Wallingford on 45th  - also on both sides.

(I need to ad my personal note here: I think that they should add at least a covered bus stop or two on 40th in Wallingford as well - this is Seattle, people!)

Seattle WA Wallingford Perks: Wallingford Center

Wallingford Seattle WAWallingford Center is a great community gathering place in this Seattle WA neighborhood - with the bottom two floors full of retail and bites to eat like Trophy Cupcakes plus a third level filled with studios this place is one of the reasons why Wallingford real estate is so great! 

Wallingford personal favorites: My personal favorites include Lil Klippers where two of my children got their first haircuts.

Great Wallingford Location: The Wallingford Center is located on the corner of the busy 45th and Wallingford Ave N intersection in the heart of Seattle's Wallingford neighborhood - right across form the QFC being remodeled and Bartell's.  There are covered bus stops out front on 45th on both sides of the streets and the Walk Score around here is perfect in most cases (see my perfect 100 Walk Score post here).

Historic Wallingford: The Wallingford Center was built in 1904 as Interlake Elementary School, but demographics shut it down and it remained vacant for years before being refurbished into the current neighborhood gem that it is.

Wallingford Open House At The Center of A Great Seattle Neighborhood

With all this literally at your doorstep, why would you want to live anywhere else?  In fact, Wallingford real estate is hopping!  Our open house this weekend was very busy and people are out looking!  There were plenty of neighborhood experts through just to take a peek and keep their fingers on the pulse of what is happening in the Wallingford real estate market, but there were also buyers. People interested in this home were thrilled with the proximity to all that Wallingford has, but also with the finish work of the home and its general grandness.    This house is very special and was reserved for one of the early Wallingford developers himself. You can see this by all of the extreme special features like a double sized master bedroom with views on three sides. 

Wallingford Open House: The people most interested in this Seattle home were people who were looking for something different than what they have - move up Seattle real estate buyers who want to be in city and take advantage of all that this Seattle neighborhood has to offer while still living in a charming residential area in the very heart of Seattle.

Wallingford in Seattle is such a great place to work and live - QFC which is currently open while undergoing BIG changes, Ace Hardware, Bartell's, Archie McPhee, Rusty Pelican, Ace Hardware, Trophy Cupcakes, Julia's, more.  There are about twenty restaurants in a one block radius at this intersection!  My two youngest got their first haircut at Lil Klippers in the Wallingford Center and I try and get in this wonderful neighborhood fixture at least once a week.

Wallingford Real Estate Market: Wallingford Seattle Homes Sales 09/09/09 Update

Seattle's Wallingford real estate market has been moving homes in 2009! 

These home stats are for residential single family homes in Wallingford Seattle with sales in the last six months. Wallingford townhome stats are separate and although there are some vessels docked in Lake Union at the South tip of Wallingford, I am not including those in the report.  Seattle houseboats are also on separate market reports.wallingford real estate

Wallingford real estate:  Seattle's wonderful neighborhood of Wallingford has had some action this year!  For single family homes in Wallingford, there are currently 28 Active home listings in the MLS as of today. They range in list price form $330,000 for a Wallingford foreclosure to $1,375,000 for Wallingford new construction (mammoth new construction with 7 bedrooms and 5 baths!!!) with this beauty in between: 4333 Wallingford Ave N (my personal Wallingford home favorite!).  The average list price is $728,644 and the median list price is $649,475 with an average days on market of 80 days.  Wallingford homes are definitely staying on the market longer than in recent years, but as the next stats will show you, Wallingford real estate is selling.  The homes selling are being specially prepared for the market so that buyers come in and want them.  The only potential hold up is financing at that point.

Pending Wallingford homes sales - this is real estate waiting to close.  There are 10 single family Wallingford homes that are pending in the MLS as of this AM.  They range in price from $399,000 to $765,000 with an average of $547,830 and a median list price of $499,750 and an average days on market of 33 days.

4333 Wallingford Ave N

Wallingford real estate - sold homes in the MLS.  These are the Wallingford homes that have sold over the last six months within our NWMLS system.  In the last six months there have been 46 single family home residential sales in this wonderful Seattle neighborhood.  Remember, this excludes Wallingford townhomes and any vessels.  The sales range from $284,900 to $925,000 with an average days on market of 53 days.  Total sales volume in the Wallingford neighborhood in the last six months is at $24,330,400.  Sales price percentage to List price percentage ranges from 89.82% to 99.23% depending on market time, etc.

So what does this tell us?  Wallingford homes are selling.  How do the sales over the last six months compare to earlier years in the same period?  We are definitely down for the same six months, but not as much as one would expect given the current lending environment.  In 2008, for the same six month period total sales volume in Wallingford was $41,941,386 with 65 home sales and in 2007 it was $43,263,455 with 67 home sales.  Sales price to list price percentages have also dropped compared to the same period in prior years.  For 2008 it ranged from 95.74% to 100.56% with an average days on market of 37 days.  In 2007 the range was 95.46% to 101.41% with an average days on market of 29 days. Obviously we are down from previous years, so positioning yourself in the 2009 Wallingford real estat emarket becomes vital.

Selling or Buying in 2009...Wallingford Mall

Selling your Wallingford home: I can give you seller tips all day long, but the most important thing is to hire a broker who you are comfortable with and who knows your market.  Hire someone who can help guide you through the decisions that will make your home stand out on the market.  Hire someone with the technological knowledge to compete TODAY and definitely with great social networking skills. 

Buying in 2009?  Is now a good time for you to buy a Wallingford home?  Well rates are certainly at an all time low so the money is cheaper.  Prices are down.  Sales volume is down so there is more bargaining room.  It is pretty much the buyer's market you have been waiting for, but make sure to have your agent really look at the value of the home and try and get you in there as low as possible to guard against any potential short term equity loss.  This is easy to do for anyone experienced in negotiating lower prices for their buyers.  Don't be afraid to go in lower than might be "socially acceptable".  This is a huge investment and there is always risk in investment. So is it a good time to buy?  For some.  Do you have a job?  That helps! Make sure and get in there before the tax credit expires on 11/30 if you qualify.  Also ask your agent if they can help you with closing costs or help you get the seller to pay for them.  Cash is king - if you can get these things off your plate financially, it is definitely easier up front.  Feel free to shoot me over an email if you have any questions.

The Lake Union Loop (Cheshiahud Loop) in Seattle

Lake Union Loop aka the Cheshiahud Loop in Seattle WA touches lots of great neighborhoods and parks, loops some of my favorite Seattle waterfront neighborhoods, and offers great views along the way. Josh on Google made this great map and I had to share, but the city's official map is great, too!

The Lake Union Loop has been a long time coming and I am so glad to be able to find a great map online - wanted to share!  Here is a great link on the loop from the city, too.

This house was reportedly built by the developer who did all the houses on the street, but he made this Wallingford jewel to be his own!  You will easily see this in the details!

Right next door to Julia's and in the heart of Wallingford - literally a block from the Wallingford QFC and across the street from the Wallingford Center, this house is perfection!

Enter into this 1924 Wallingford dream home with an open floor plan of today's homes - perfectly laid out to make the best of modern living and set high up off the street. There is a lovely entry and to the right a grand living room for big gatherings.  To the left is a large scale dining room and in from of you is what use to be the old music room - perfectly set up with a closet and nice spaces, it can be a main floor bedroom or office.  Through the dining room is a breakfast room, updated kitchen and further down the hall is a newer bath, large pantry with closet organizers, and a sun porch which leads out to the huge back deck - perfect for outdoor gatherings or play time. 4333 wallingford ave n, Seattle WA 98103

Seattle August Not So Hot....A Lot Better For Viewing Homes!

July was terribly hot in Seattle - my car actually told me it was 105 degrees one day while I was driving around and the houses around here were all so hot when we showed them!  Opening the windows didn't help - in fact it made it worse in some situations!

August cooler than July so far, but not much rain...

August whether seems to have my phone ringing more and my email is filling up with some more showing appointments.  It was simply just too hot to look at homes in any part of Seattle!  I welcome this change and am excited to bring on a new listing in Wallingford next week just in time for all the buyers coming out!
