Tis The Season: To Blow Up Your Home Purchase by Spending Too Much Money!

This serves as a great reminder of what you can do to your transaction during the holidays or any time for that matter.  I actually did have this happen to a client even after I had warned him to wait on buying all that new furniture for the home he was purchasing.  His loan approval went bye bye.

My ultimate goal in this series is to make Las Vegas Home Buyers aware of the challenges of a specific home’s eligibility for financing.

Congratulations!  Your lender just approved you to purchase Las Vegas area home by looking at your check stubs, debt to income ratio and you are now approved to purchase a Las Vegas area home!

You go through the process of looking for a home, get a contract accepted and have your inspections and appraisal done.

AND THEN YOU GO OUT & buy a car or blow up your credit card buying furniture, appliances and Christmas gifts.

Houston – we have a problem!!  It doesn’t matter if you purchase these items with cash or credit.  You want to speak with your trusted mortgage professional who is working on your loan before you spend ANY money before a real estate transaction closes!

Here are the reasons:

  • Reserves:  you are required to have a certain amount of reserves for your home purchase.  If you spend those verified reserves BEFORE you close, you may no longer qualify for your mortgage.
  • Debt to Income Ratio:  If you purchase items with credit (car, appliances, furniture, an insane amount of Christmas gifts) you could hurt your debt to income ratio.  Again, you may no longer qualify for your mortgage.

 

The moral of the story is:  PLAY IT SAFE if you are purchasing a home during the holiday season and always speak to your lender before spending money!

Seattle Wallingford Homes For Sale & Neighborhood Update

Looking at Wallingford real estate -

Seattle Wallingford Homes for sale, pending, and sold in the last 30 days can be telling as to what is moving in this neighborhood.  I took the Seattle houseboats in Wallingford out of the equation since they are all vessels and tend to sell for far below normal Wallingford home values - I just wanted to try to stick with the more accurate numbers for the neighborhood. 

What's for sale?

Currently there are 30 Wallingford homes for sale in the Seattle MLS with an average dollar per square foot of $268.80.  These homes range in price from $360,000 to $1,995,000 with an average price of $618,200 and median price of $550,000.  There is also one Contingent Wallingford property for sale located on Wallingford Avenue and priced at $379,000.

 

Pending homes in the MLS for Wallingford -

 

 There are 3 homes for sale that are pending inspection, 2 that are pending asking for back up offers, and 9 Wallingford homes that are pending waiting to close.  These all range in price from $378,000 to $969,000.

What has sold in Seattle's Wallingford neighborhood over the last 30 days?  In Wallingford, 8 homes have closed in the last 30 days. They range in price from $440,000 to $646,438 with a median of $497,500.  The average dollar per square foot of these sold Wallingford homes is $242.96.

That is the basics as far as stats go, but how are the buyers feeling about Wallingford?  

They love the schools, the Walkscore of the main corridor, and close proximity to about everything in Seattle.  Have you r home show ready - clean it, have the yard spruced up, and vacate when an agent brings them by.  They need to be able to envision themselves in your home and they can't do that with you there.

Wallingford Real Estate - Great Options In The MLS

Wallingford Seattle Real Estate Market Update 2009

Wallingford Seattle Real Estate Market Update 2009:  Seattle's Wallingford neighborhood has had a pretty good run in the real estate market for the last six months.  It is no wonder, too, because this neighborhood has so much to offer!  Just check out 4333 Wallingford Ave N if you want a perfect example of a perfect in city home with all that the universe of Seattle has to offer!

Wallingford seattle waHere are the latest Wallingford Seattle Real Estate Market numbers for December 2009:

Wallingford real estate: 

For residential including Wallingford townhomes, there are currently 28 Active Wallingford homes for sale, 11 Pendings, and 65 closed sales for the last six months.  Surprisingly, Wallingford Townhomes make up a smaller percentage of these than I would expect with 7 Active listings, 5 Pendings, and 12 closed sales for the last six months.  Median days on market for a Wallingford home is 48 days and Median sales price is $480,000.  List Price to Sales Price percentage ranges from 96.43% to 104.90% depending on how many days on market for these sales.

Seattle's Wallingford Condos:

Looking at Wallingford Condos, there are 9 Active condos for sale, 3 Pendings, and there have been 12 closed sales in the last six months.  The condo market in Wallingford is a little less attractive than single family at this time with a median days on market of 77 day and median sales price of $342,475.  The list price to sales price percentage is also less with the last six months of sales ranging from 92.91% to 95.92%.

Wallingford Seattle WA Bus Routes

Wallingford Seattle WA Bus Routes:  Wallingford is already one of Seattle's most walkable neighborhoods.  Wallingford seattle waMaybe that is why the founder of Walk Score (a national website that measures the walkability of your neighborhood) lives right here in Wallingford!  I mean this neighborhood really does have easy access to everything.  On top of that, you can find major bus routes along at least 40th, 45th, and Stone with covered ones on both sides at Stone and 40th on Stone and also at 45th and Wallingford on 45th  - also on both sides.

(I need to ad my personal note here: I think that they should add at least a covered bus stop or two on 40th in Wallingford as well - this is Seattle, people!)

wallingford seattle waWallingford is one of my top five Seattle favorite neighborhoods!  It has a unique mix of being completely urban and residential at the same time.  Situated just North of Lake Union in the heart of Seattle, this area has a long history of being a working neighborhood.   It is a true paradise for someone looking for the ability to live in a nice home with easy accessibility to work.  Much like some of my other favorite neighborhoods, Wallingford is self-sustaining.  You could literally live here and never have to leave while having all your needs met.
