Sunset Hill real estateMr. Martinez asked me for a lot of NWMLS numbers for the Sunset Hill article, but also was kind enough to post some of my personal thoughts o the neighborhood.  Here is an excerpt:

For Cooper, the walking factor in the neighborhood has sentimental value.

"I met my husband in Sunset Hill - he was my next-door neighbor," the real-estate agent said. "Almost our entire courtship involved walking around the neighborhood for hours daily.

Sunset Hill Seattle Sunsets? The article has a lot of great info and quotes and it is funny to note that none of us actually mentioned the phenomenal sunsets that are experienced on Sunset Hill! Seattle Real Estate: Pending Inspection vs. Pending in an MLS search

Two of my listings went from "Pending Inspection" status to "Pending" status in the Seattle area MLS this last week.  I know I have had a lot of questions over the years as to what the status actually means when buyers are searching for houses in the MLS or on other Seattle home search sites.  Seattle real estate is complicated enough without having to wonder what the status marked in the MLS actually means, so here you go:

"Pending Inspection"

The offer has been accepted but is contingent upon successful negotiation of the inspection contingency.  In plain English:  the buyer and seller have agreed to price and terms for a sale, but the buyer wants to have the home inspected to uncover any possible problems or hidden defects.  There is an agreed upon inspection period in which the inspection needs to happen and any issues arising from it need to be negotiated out.

"Pending"

The inspection contingency has been satisfied and both buyer and seller are waiting for transaction to close.  This does not necessarily mean the purchase will close.  Other contingencies could also be in place such as a financing contingency to make sure financing is available and successfully obtained by buyer.  Another contingency?  Homeowner's Association, Title, Condominium Resale Certificate, etc.  There are a number of other contractual "escape hatches" a buyer has prior to close.  Have your agent call the listing agent on properties if you are really interested to check on the status.

Sunset Hill: Six Month Seattle Real Estate Market Wrap UP

Let's look at one of my favorite Seattle neighborhoods (I guess I am partial because I met my husband while living thereJ):  Sunset Hill in Seattle's Ballard neighborhood.  Sunset Hill real estate deserves its own section in Seattle real estate in my book so let's look at the Sunset Hill numbers here:

Currently there are 27 Sunset Hill active residential listings ranging in price from $399,999 (good price!) to $1,695,000 with a median price of $650,000 which seems about right to me.  The average days on market for these actives is 72 days.  There is one Contingent property listed for $895,000 which has been on the market for 99 days and there are 5 Pending properties in Sunset Hill ranging in price from $399,500 to $850,000 with a median price of $629,950 and average days on market of 73 days.

Sold listings in Sunset Hill go as follows:  30 properties have sold in the last six months ranging in price from $398,000 to $1,250,000 with a median of $585,500 and average days on market of only 42 days.  The largest number of sales occurred in the $550k to 600k range with 10 sales at an average days on market of 54 days.

My opinion? 

  Two months to sell your Sunset Hill house is not bad really, but pricing and condition are big factors along with this great location! Sunset Hill buyers:  there are some good houses out there with some great prices!  This is a wonderful Seattle Neighborhood in the heart of Ballard and Seattle! Sunset Hill in Ballard Real Estate: Six Month Round Up...

sunset hill real estateSunset Hill real estate is filled with amazing places to see and live!  This is a great Ballard neighborhood with wonderful views and neighbors!  But are the houses selling?  Here is a round up of all residential Sunset Hill real estate activity for the last six months in 2008 (excluding Sunset Hill townhouses which I like to break out separately):

Active Sunset Hill Listings:

There are currently 31 Active listings in Sunset Hill ranging in price from $399,500 for a fixer with amazing potential and even some views (more if you go up a level) to $1,695,000 for a gorgeous home ready for you to move in and love this Ballard neighborhood.  The average days on market for these active Sunset Hill listings is 59 days.  The median price of Sunset Hill houses is $699,000 and the price range with the most houses here is the $650k to $700k range with 6 Sunset Hill listings.

Contingent:

(The sale is contingent on them selling their current home.)

One Sunset Hill house is contingent currently.  It is listed at $895,000 and has been on the market 74 days.

Pending:

There are 5 Sunset Hill listings marked as Pending right now.  They range in price from $479,950 to $850,000 with an average days on market of 73 days.

Sold:

OK - sales in Sunset Hill:  27 closed Sunset Hill sales in the last six months.  The range of price for these closed sales is $398,000 to $1,250,000 with an average days on market of 56 days. The interesting part of this data is looking closer at the price ranges break down of the closed sales here.  Six of these closed sales were priced between $600,000 and $650,000 and the average days on market in that range was only 12 days!  Median price range for solds is $595,000.

Sunset Hill Gardening..

I love gardening, but it is becoming more and more apparent that I am terrible at it.  I am just laughing so hard because while I was looking at property yesterday in the gorgeous Seattle view neighborhood of Sunset Hill, I came across a vacant lot that was lovingly being "farmed".  This is not the funny part - this is the really cool part.  According to Eric the owner, this piece of land is unbuildable and as a result has been used for gardening since 1904. 

A Community Victory Garden?

Eric would love to get some kind of community gardening going on the land because he can't use the entire space.  This is a sensible guy with solar panels on his house and a genuine concern for pesticide free gardening.  I am surprised that no one has taken him up on his offer yet, really.  I know there are gardeners out there in Sunset Hill!

OK - Now the funny part:  Although he was quite modest, Eric is such a good gardener that he actually had VOLUNTEER tomato plants!!!!!  Hello?  I can't even get my babies to turn red let alone decide to volunteer for another year!

Seattle Real Estate: Sunset Hill Park

Seattle real estate:  Sunset Hill Neighborhood

I love Sunset Hill in Seattle!  It is such a wonderful neighborhood overlooking the Puget Sound!  Sunset Hill Park is a great place to walk to for Sunset Hill residents.  The park was gifted to the city in 1903 and is actually 2.7 acres, but seem like it is less than half an acre because most of it is on a slope overlooking the Sound and the Olympic Mountains. 

Sunset Hill Park:  It's About The Views!

This Sunset Hill park has benches and a small walking trail, but the big attraction?  The view!  Many people go just to sit down and read a book in the sun or check out the sailboats down below.  My personal connection is that my dear hubby proposed to me right there!  Sunset Hill Park is a wonderful spot and we are lucky to have it!
