Greenwood Gem: Seattle WA Craftsman Real Estate At Its Finest

Greenwood Townhouse Success in Seattle!

greenwood townhouseI have actually been quite successful in Greenwood recently!  My last listing in Greenwood sold in just four days and was priced roughly $10k higher than the last sale in there.  My seller and I were confident with our price, but then a week or two before we brought the listing on (while I was in the process of having it Staged) a neighbor came on the market for far less. We were not happy with their agent's price decision, but thrilled that it sold and was not competition by the time we came on the market.

Four days into my Greenwood listing, we had a contract.  I attribute this to the fabulous work my sellers did to get their home ready for the market as well as my Staging and online marketing.  I went over every inch of this townhouse with them and advised them as to what they really should do to sell it for top dollar.  Thankfully, they were great and went over and beyond what I asked them to do.  They really earned this sale!!!!

greenwood real estateIt turns out that both of these townhouses closed on the very same day even though they had gotten their offer well before we did.  While we got close to full price, the other lower priced townhome got well below list.  I felt bad for the seller because they had such a great unit and might have been able to get more out of it. 

The bottom line?  Greenwood is a great market!  Have a townhouse in Greenwood?  Properly positioning your Greenwood townhouse for the market will go a long way in getting that top dollar as well as a buyer!  I have sold successfully two Greenwood townhouses within a block of each other recently and I can tell you that this is a great neighborhood and there are buyers out there if you want to sell your townhouse!

OK, So Here Are The Details On The Greenwood Bog:

You may have heard: Greenwood is built on a bog.

Well, some of it is anyway. Most of it is not.

It is really important to know what this means if you are looking in this area to buy. Parts of Greenwood are built on a peat bog which relies on groundwater to stay intact. As water is diverted away from the ground through construction and drainage, the peat bog gets smaller and smaller - much like a sponge. As a result there have been some areas of Greenwood and other Seattle neighborhoods that have actually sunk.

In recent years much study has gone into testing the ground and here are the boundaries according to those findings:

Greenwood is a wonderful neighborhood and a great place to live. You can live there and never have to travel very far out of the neighborhood because just about everything you need is there. Houses are reasonable when compared to other nearby neighborhoods and freeway access for commutes is convenient. Yes. parts of the neighborhood are built on a peat bog, but most of it isn't.

Houses are reasonable when compared to other nearby neighborhoods and freeway access for commutes is convenient. Yes. parts of the neighborhood are built on a peat bog, but most of it isn't.

Seattle Neighborhoods: Greenwood - My Very Favorite Haunt

seattle real estateI actually lived in Seattle's Greenwood neighborhood for about a year in my early twenties - I absolutely loved it even though I lived right on 85th just a block west of Gordito's.  Greenwood had everything I needed at the time:  a Pizza Hut practically right next door, Fred Meyer and a grocery store right across the street from me, but two of my very favorites at the time?  Top Ten Toys and Gordito's.  I was a single mom at the time and my daughter loved that toy store and one order from Gordito's could feed us for three days when money was tight.  

I will have to check in to see if Top Ten Toys is still there or not with all of the construction plans for Greenwood, but I know for a fact that Gordito's is still there!  I recently stopped in for the first time in ages.  I have been eating at Gordito's since they had a smaller restaurant space across the street in 1996.  I love their Vegetarian Spinach burrito and have really only ordered that off the menu.  Even when I moved to Ballard and then the Seattle suburbs, I still made the pilgrimage to Gordito's.  My daughter drives now and plans on making that trek herself at times.

I highly recommend Gordito's if you are ever around Greenwood!  I think it is just one of the best jewels in a wonderful neighborhood.
