I have actually been quite successful in Greenwood recently! My last listing in Greenwood sold in just four days and was priced roughly $10k higher than the last sale in there. My seller and I were confident with our price, but then a week or two before we brought the listing on (while I was in the process of having it Staged) a neighbor came on the market for far less. We were not happy with their agent's price decision, but thrilled that it sold and was not competition by the time we came on the market.
It turns out that both of these townhouses closed on the very same day even though they had gotten their offer well before we did. While we got close to full price, the other lower priced townhome got well below list. I felt bad for the seller because they had such a great unit and might have been able to get more out of it. 




I actually lived in Seattle's Greenwood neighborhood for about a year in my early twenties - I absolutely loved it even though I lived right on 85th just a block west of Gordito's. Greenwood had everything I needed at the time: a Pizza Hut practically right next door, Fred Meyer and a grocery store right across the street from me, but two of my very favorites at the time? Top Ten Toys and Gordito's. I was a single mom at the time and my daughter loved that toy store and one order from Gordito's could feed us for three days when money was tight.
