Green Lake Real Estate: Looking Around The North End Of The Lake

Seattle's Green Lake Neighborhood is having a bit of a real estate shortage in my opinion.  I have great buyers wanting to get into homes that are nicely updated on the North End of the Green Lake and right now there is only really one choice.

Seattle Buyers like choices and Green Lake is a great one!  I know of a couple Green Lake homes coming on soon hopefully, but that doesn't help right now so I keep looking.  Why do my buyers like the North end of Green Lake in particular?  Zeeks Pizza?  Well maybe, but it is also just the perfect spot for being close to all thie nice little shops and places like Zeek's and Ben & Jerry's, the pool, tennis courts, wading pool, and easy access to the great Green Lake loop! 

What better spot to live and enjoy all that Green Lake has to offer and still have easy access to I-5 for commuting plus great neighborhoods like Phinney Ridge and Greenwood right there!

North Seattle Real Estate: Green Lake Homes

Green Lake homesIn the Northern part of Seattle, you can find homes in the amazing neighborhood of Green Lake!  Green Lake official neighborhood boundaries are pretty much on the North and West side of the lake itself (between I-5 and 99 and 85th and 50th), but I consider all the homes that surround Greenlake to be in the neighborhood of Green Lake or to at least have that same feeling.  The fact of the matter is if you are within a few blocks or more from the lake then you are in Green Lake real estate zone or close enough.  Our Seattle neighborhood boundaries are "flexible".

So why does everyone want to live by this lake? 

The actual Greenlake park is pretty wonderful with large open spaces and a loop that surrounds the lake itself.  It  is roughly three miles long and quite an asset to have close by!  This is why other close by neighborhoods can seem to mash into Green lake a bit.

Green lake real estateBesides the lake itself, there are shops and restaurants galore all near the heart of this great neighborhood and it is also easy to commute from here in all directions. Green Lake is a great choice for University of Washington commuting, too!

Homes in this North Seattle area of Green Lake include some wonderful choices and  interesting real estate!  Green Lake townhomes, condos, bungalows, and newer Built Green options are all here!  You can find homes anywhere between 1900 and new construction in Green Lake, but many tend to be 1920 ans 1930 built homes.  Some are in original condition and falling apart, but luckily most of the homes in this area have been lovingly restored!  Townhouse developments here are thoughtful and there are a lot of green real estate options as well. Just wanting to get into a condo?  There are some great Seattle condos in Green Lake!

Other Seattle neighborhoods  with homes close to this Green Lake?

  Parts of Wallingford, Greenwood, Licton Springs, and Phinney Ridge are all very close to Green Lake and offer some great Seattle real estate.   Maple Leaf and Ravenna are both right over the freeway from Greenlake.  If you are on the edge of any of these close together North Seattle neighborhoods, then you can also enjoy Green Lake without much effort!

Green Lake Real Estate Post Christmas 2008

Green Lake housesGreen Lake real estate has slowed more so this month than the rest of the year despite record low interest rates.   As of today according to the stats I pulled out of the NWMLS, there have been  a total of 9 residential sales (houses and townhouses) in Green Lake for the month of December.  Now many agents write contracts to close at the end of the month so I will check back and see what the coming days bring in sales. 

The slower movement in Green Lake is not surprising to me based on holiday shopping and the horrid weather we have been having.  The slush alone is difficult to get around in - never mind the ice and snow of last week.  The back up data on the nine closed houses in Green Lake is as follows: Average days on market for these closed sales are 83 days with a low of 33 days and a high of 234 days.  Low price in Green Lake is $340,000 and high price is $1,150,000 with an average of $507,889 and a median of $427,000.  The over one million dollar house is the one that took the 234 days, by the way.  Greenlake real estate

It isn't all slow news - yes, only nine houses closed, but there are another 15 houses which were marked as Pending since the beginning of the month.  Pending means that there are contracts on these houses and they are waiting to close.  Hopefully with the current lending environment a good portion of these will still close successfully.  My advice as of late to clients is if you have a loan, DO NOT drag your feet.  Close it!  You might be pre approved one day and the programs shuts down or changes the next.

Seattle Real Estate: Environmental Real Estate Concerns For Buyers: Lead Based Paint

If you are thinking about getting off your fence and purchasing Seattle real estate, now is a great time to buy with the amazing interest rates and great choices out there!  Make sure that you are well informed on the environmental issues concerning real estate! 

Lead based paint has always had a large part in our real estate contracts - sellers have been required to disclose what they know and buyers have been required to acknowledge the potential risks.  Both the listing and selling agents/brokers have been required to sign their names on the forms as well.  Lead based paint is a biggie and well documented in the Washington real estate transaction if the property was built prior to January 1st, 1978.

Don Draper's Guide To Picking Up Women

A little off topic, but I could not resist! I don't consider myself to be a "sales" person, but I absolutely love Don Draper from AMC's Mad Men. This bit was from SNL and is quite wonderful if you are a fan of the show.

Seattle's Green Lake Real Estate Market Six Month Wrap Up

seattle real estateGreen Lake real estate - For residential only listings in Green Lake Seattle, here are some of the numbers:

There are currently 137 active listings in the Seattle neighborhood of Green Lake ranging in price from $280,000 to $1,335,000.  Average days on market for the active listings is 65 days, but there are exceptions if you are willing to price your property competitively, negotiate with buyers, and work hard to get your property ready for the market.  The median price for a Green Lake home is currently $519,000 according to the active listings.  There is one Contingent property in Green Lake and 27 Pending properties. Pending Green Lake houses range from $287,500 to $1,195,000 with a median price of $404,000 and an average days on market of 52 days. 

Six Months of Closed Sales in Green Lake

Six months of sales data reveals that 158 Green Lake houses have sold with an average days on market of 52 days.  This is not doom and gloom, but rather a more normal market than we have seen for many years.  The prices of these Green Lake listings which have sold range from $280,000 to $1,259,000 with a median price of $496,000.  The highest amount of sales for the last six months in this market occurred in the price ranges beginning at $300,000 and with good numbers all the way up to around $700,000.  In addition, 7 Green Lake houses sold in the last six months for over a million dollars with average days on markets of 44 days and 35 days depending on the price.
