Green Lake Real Estate Market Update From GreenLakeLoop.com

This is an excellent write up on the Green Lake Real estate market!

It is from our Cooper Jacobs Real Estate Green Lake Blog which is largely anchored by Green Lake extraordinaire, Molly Cartwright in our office.  Molly is a great choice if you are looking for Green Lake Realtors, too.

Here is the Green Lake post by Molly -

(You can reach her at Molly@CooperJacobs.com)

Friends want to know, am I keeping busy in the Green Lake Real Estate Market for 4th quarter…notoriously a sleepy time of the year for Realtors.  The answer is YES I’M BUSY!  Keeping track of the real estate market is a daily, constant routine and the inventory is literally changing every day.  Clients want to know what’s going on every day.

Many buyers are asking what’s up with this lack of inventory.  On the flip side, sellers are asking is it a good time to sell with home values seeming to be slipping.   True, the Green Lake real estate market has seen better inventory before, but the homes that are active are selling!  A home listed for sale on my street went for $10,000 over list price which means, yes, multiple offers.  Then there’s the bank owned property for sale around the corner.  So you really do need a professional Realtor in this market who can help you understand the market and the pros and cons.

So how is my favorite neighborhood, Green Lake, faring in this 4th Quarter so far?

Just to show you how active Green Lake’s real estate has been as we are nearing the end of the 4th quarter, here’s a quick snap shot.

Green Lake 4th Quarter 2011 Solds

If you want the short version, here goes:

High Sold Price
$910,000

Median Sold Price
$482,500

Low Sold Price
$246,500

The average price per square foot rounds out at just about $240.00 and with 63 days on the market, things have been selling for 98% of list price.

If YOU’RE interested in understanding the Green Lake Real Estate Market, I’d be happy to help.  I’ve lived in this ‘hood for 17 years and love every minute.

The Tax Credit Deadline Approaches, But There Are Other Options, Seattle...

Seattle homes for saleThe tax credit deadline approaches faster than ever now - you need to get a purchase and sale contract signed around by this week if you want to take advantage of the current home buyer tax credit.  That is the fact, but don't allow that to impact your decision process when purchasing. Being under the gun over a tax credit seems pretty silly when trying to make a much bigger decision overall. My suspicion is that there might be quite a bit of buyer remorse when those IRS checks come in. You would hate to be sitting with your $8000 in a home that as you look around just does not feel right.

My suggestion instead is to take your time and really find the home that is going to work for you and your goals. Choosing a home in a rush over a credit which is tiny when compared to the purchase price overall is like buying a brand new car because they give you a free junky toaster. It's a little gimmicky.

Why not take your time and find the perfect property and let your Realtor negotiate it to make up for not getting that free toaster... I mean credit?  The competition will be less fierce as the feeding frenzy ends and the pressure will be lessened so that you can really focus in on whether or not the house truly works for you! You can find current inventory here:  Seattle Real Estate

Green Lake Real Estate: Looking Around The North End Of The Lake

Seattle's Green Lake Neighborhood is having a bit of a real estate shortage in my opinion.  I have great buyers wanting to get into homes that are nicely updated on the North End of the Green Lake and right now there is only really one choice.

Green Lake Seattle

Seattle Buyers like choices and Green Lake is a great one!  I know of a couple Green Lake homes coming on soon hopefully, but that doesn't help right now so I keep looking.  Why do my buyers like the North end of Green Lake in particular?  Zeeks Pizza?  Well maybe, but it is also just the perfect spot for being close to all thie nice little shops and places like Zeek's and Ben & Jerry's, the pool, tennis courts, wading pool, and easy access to the great Green Lake loop!

What better spot to live and enjoy all that Green Lake has to offer and still have easy access to I-5 for commuting plus great neighborhoods like Phinney Ridge and Greenwood right there!

Green Lake homes: There are only a few homes right in that sweet spot South of 80th and North of E Green Lake Dr N - right around my favorite street in Seattle: Orin Court.  This little corner of Green Lake catches the best light and offers amazing perks in my opinion!  Check it out here:  Green Lake real estate  You can also find other great information about Seattle real estate - happy hunting!

North Seattle Real Estate: Green Lake Homes

Green Lake homesIn the Northern part of Seattle, you can find homes in the amazing neighborhood of Green Lake!  Green Lake official neighborhood boundaries are pretty much on the North and West side of the lake itself (between I-5 and 99 and 85th and 50th), but I consider all the homes that surround Greenlake to be in the neighborhood of Green Lake or to at least have that same feeling.  The fact of the matter is if you are within a few blocks or more from the lake then you are in Green Lake real estate zone or close enough.  Our Seattle neighborhood boundaries are "flexible".

So why does everyone want to live by this lake?

The actual Greenlake park is pretty wonderful with large open spaces and a loop that surrounds the lake itself.  It  is roughly three miles long and quite an asset to have close by!  This is why other close by neighborhoods can seem to mash into Green lake a bit.

Green lake real estateBesides the lake itself, there are shops and restaurants galore all near the heart of this great neighborhood and it is also easy to commute from here in all directions. Green Lake is a great choice for University of Washington commuting, too!

Homes in this North Seattle area of Green Lake include some wonderful choices and  interesting real estate!  Green Lake townhomes, condos, bungalows, and newer Built Green options are all here!  You can find homes anywhere between 1900 and new construction in Green Lake, but many tend to be 1920 ans 1930 built homes.  Some are in original condition and falling apart, but luckily most of the homes in this area have been lovingly restored!  Townhouse developments here are thoughtful and there are a lot of green real estate options as well. Just wanting to get into a condo?  There are some great Seattle condos in Green Lake!

green lake park

Other Seattle neighborhoods  with homes close to this Green Lake?

Parts of Wallingford, Greenwood, Licton Springs, and Phinney Ridge are all very close to Green Lake and offer some great Seattle real estate.   Maple Leaf and Ravenna are both right over the freeway from Greenlake.  If you are on the edge of any of these close together North Seattle neighborhoods, then you can also enjoy Green Lake without much effort!

Let us know if you are interested in this Seattle neighborhood or others nearby

About Me:

Seattle real estate has been a big part of my life for well over a decade since I began my career in real estate, but also before that time when I was in the process of purchasing my own first home.  Buying your first home can be quite overwhelming, but I have managed to help many first time home buyers along the way.

Move up Seattle buyers and other types of specialized purchasing is a great passion of mine!  I love Seattle houseboats and you can find me down on the docks of Lake Union and Portage Bay several times a week.   Other aspects of Seattle real estate that I adore include Queen Anne Real Estate,Wallingford Real EstateBallard Real EstateGreen Lake Real EstateLaurelhurst Real EstateMagnolia Real Estate, andSeattle Waterfront Real Estate.

In addition to being a Seattle residential broker and founder of Cooper Jacobs & Seattle Afloat, I am also a member of CBA (Commercial Brokers Association) and head of the Cooper Jacobs Commercial Division in an effort to provide excellent commercial real estate services to the Seattle commercial real estate industry.  With a background in accounting and management, it is my great pleasure to coordinate our Seattle commercial brokers.
