98 Union in Downtown Seattle

Last month, we sold a wonderful Downtown Seattle Condo in the 98 Union building - right in the heart of Downtown Seattle with its own access to Pike Place Market!  Here is what is gogin on with Union 98:

Seattle real estate#410 in 98 Union - It is a zero bedroom studio although I would argue that the bedroom area was clearly divided and much more of a bedroom than the Gallery offered in their open bedroom concept "1 bedroom" condos so maybe my client can one day argue that it is indeed a one bedroom down the road since it is very much so in today's standards.  This city view Downtown Seattle condo has 577 square feet and is on the 4th floor of the lovely 98 Union Building which is right at the Southeast edge of Pike Place Market. 

Many people don't know this, but 98 Unionhas quite a different and unique form of ownership in regards to the home owners association.  You really need to dig into the resale cert to get the full effect and then ask questions, look at the reserve studies and minutes, and then ask more questions. It is a wonderful building and really in the ideal location and shares the same  Downtown Seattle "cul de sac" as 99 Union which happens to be the gorgeous Seattle Four Seasons.  Puget Sound views and more, this building puts you in the very heart of Downtown Seattle living!

Downtown Seattle Real Estate 2009 Condo Market

Downtown seattle condosDowntown Seattle is the very center of Seattle real estate and this Seattle neighborhood has had an interesting market for 2009.  Total closed sales as of today in Downtown Seattle for 2009 are 57 condos ranging from $215,000 to a whopping $9,750,000 for sales prices.  This is comparison to their original list prices of $216,000 and $12,000,000.  Market time varied from 0 to 322 days with an average of 84 days and a median of 72 days on market.  The average selling price was $1,031,348 and the median has been $655,000 so far for 2009 Downtown Seattle condo sales.

Downtown Seattle condos have become surprisingly affordable real estate for many first time home buyers.  The average dollar per square foot for units under $400,000 sold so far for 2009 is $442.20 a square foot with 17 condos under $400,000 sold so far in 2009.  Under $300,000, there have been 9 sold so far for the year.  In looking at Downtown Seattle real estate listings available which include 145 condos, there are 14 for under $300,000 right now and 31 under $400,000.  You can see them here:

Downtown Seattle Condo Market Update

Arctic Building SeattleDowntown Seattle Condo Market Numbers - May 2009

There are 147 active condo listings in Downtown Seattle right now that are available for sale! They range in price from $199,950 for a zero bedroom/1 bath Downtown Seattle Studio just on the other side of I-5 to a private residence at the Four Seasons for $8,706,000  with a couple more luxury Downtown Seattle Condos over that 8 million dollar mark.  Despite those glorious luxury condos with full on Puget Sound views over the bay, the average listing price right now for Downtown Seattle real estate is $1,152,934 and the median is $629,000.  Average square footage is 1475 and median is 1151.

Prices have come down this year in the downtown area.  That combined with the sheer volume of listings at this time is making it appealing for someone wanting to get their foot into this market.  You can buy a very nice Downtown Seattle condo in the $400,000 to $500,000 range right now!

There are currently 25 pending Downtown Seattle condos in the MLS as of today.  They range in price from $249,000 to $11,000,000 with an average of $1,521,199 and a median list price of $775,000.  The average days on market for these pending sales that have not closed yet is 75 days with a range of 0 to 305 and median of 35 days.

Sales for the year so far are at 21 condos in the Downtown area with a few biggies in there, but one in particular which was listed for 12,000,000 and sold for $9,750,000 apparently on the same day it was listed and for cash.  Final sales prices for these closed sales range downtown seattle real estatefrom $215,000 to $9,750.000 with an average of $1,361,590 and a median of $535,000.  The average days on market was 75 days with a range of 0 days to 225 and a median of 56 days.  Average listing price per square feet on these was $841 and average selling price per square feet is $771.

Downtown Seattle Summer: I Can Almost Taste It Already!

downtown seattle waterfrontToday was gorgeous and it got me thinking...

Downtown Seattle is so amazing, but the Seattle waterfront in particular is where dreams come alive in summer time!  The colors are so vivid and the sun is warm with a slight cool breeze and salty smell coming off the Puget Sound.  It is worth a trip here just to check it out, but living in Downtown Seattle condos or lofts would be just ideal!  Here are some of my summer shots so you can take a peek at what's to come!

Downtown Seattle Real Estate: More Choices Right Around The Corner

downtown seattle real estateThere are more homes in Seattle than traditional houses, condos, and townhomes, and Downtown Seattle is a great place to look. 

Many people in other parts of the country would never consider living Downtown, but they don't know how different Seattle really is.  Living in city in Seattle is a great choice for so many reasons!  Downtown Seattle real estate has some wonderful condos and lofts, but also check out nearby alternatives: 

Lofts -

Loft living in Seattle is a thing of beauty. Pioneer Square lofts in particular has some of the most amazing lofts - old one hundred year old buildings that have been split up into condo lofts have soaring ceilings, gorgeous wood beams, and giant windows to look out on to the city. In addition, the roof top access can provide some of the best views of the areas. Storage and parking is at a premium, so look for buildings that offer both!

Houseboats - seattle real estate

I love Seattle houseboats! Houseboats can be found in many parts of Seattle including Westlake, Eastlake, and Lake Washington, too! I think there is nothing better than having a dock right outside your door and the lack of yard work to me is very appealing! Houseboats come in all different sizes and shapes - Houseboats at the end of the dock cost more because they have unobstructed views. Houseboats can be on docks that own the submerged land under them or on leased land. The type of ownership affects the price as well. There are CC&Rs and neighbors are in close proximity.
