Short sales take forever - anyone selling houses these days should have a pretty good idea of what they are getting into when they buy a short sale.  I was thrilled that my latest short sale closed in less than three weeks from offer to close!  LESS THAN THREE WEEKS!!!!  A quick short sale?  It CAN happen!

There were a few tricks I used in getting this one to close quickly.  The condo is in the Seattle suburb of Mountlake Terrace - Pricing on it was extremely competitive and a good deal for the buyer.  Having comps ready for the bank when submitting the offer is vital.  Having your buyer's lender on standby is also a huge factor!  In this particular case we were able to close the sale just about a week before foreclosure would have occurred.  This was great for the bank and the seller!

One of my favorite things about Mountlake Terrace is that once a year the city puts on the annual garage sale.  This weekend, you can literally drive around to hundreds of garage sales!  It is quite the neighborhood thing to do, too - The city encourages clean up by allowing garage sales all weekend without a permit and people come out for this event!  After all the garage sales are over, Waste Management picks up UNLIMITED trash from their customers on trash day.  What a great way to clean up the city and allow some of those old things not needed anymore to be reused!

I love the convenient online ordering system, too -  you can order anything in the entire system to be picked up at your local library.  Go through their catalog and order as much as you want - they call to tell you that the items are at the building for pick up and will hold them for a few days if it isn't convenient to pick them all up right away. 

Returns are easy!  There is also a really easy drive thru slot for dropping the items back off once you are finished.  If you forget - they will call you, but won't charge you unless you loose something.

Seattle suburb Mountlake Terrace has a lot going for it, but did you know that it also has a state of the art swimming facility????

People literally drive from miles and miles to come swim in this city pool!  The city of Mountlake Terrace completely remodeled their Recreation Pavilion to make this one of the area's cheapest and best attractions! 

The Mountlake Terrace swimming facility is spectacular with many different areas to swim in including lap swim areas, children play areas, hot tub, and a lazy flowing "river" area complete with current just to name a few.

In addition to the pool facilities, the Pavilion houses a gym, dancing studio, playgrounds, etc.  Buying a house in Mountlake Terrace really pays off in perks!

Seattle is known for its great coffee, but living in or around Mountlake Terrace has its perks!!!! 

I have had lots of coffee around Seattle and my very favorite is still Chad & Vicky's Espresso in Mountlake Terrace, WA.  Mountlake Terrace and Brier residents have a real treat in this coffee shop located in the most unlikely spot!  Chad & Vicky's Espresso is located on the corner of 228th St SW and Cedar Way INSIDE the Chevron!  They also have an amazing Drive-thru on the south side of the Chevron which I am not ashamed to say I frequent at least once a day!

Chad & Vicky's Espresso is a small town and big service operation and it seems big brother has taken note! 

Starbucks has decided to move in RIGHT next door.  Chad literally stands in the shadow of the giant Starbucks sign as he serves up his delightful coffee complete with charm.  But he should not worry because his secret weapon is the friends and followers he has developed for over a decade in the coffee business- I call them the "Chad Die Hards" and they are very loyal!  I guess I am one, too.

What does Starbucks have to do with your housing value?

Apparently it is quite a validation of a community's worthiness!  I am pleased for the residents in this part of Mountlake Terrace and its housing values now that Starbucks has finally decided to grace us with its presence, but do we really need one on every corner gobbling up the local mom and pops?????  Just my two cents....
