If You Are Thinking About Selling Your Seattle Floating Home, Then This Is Must Have Info

Seattle Floating Homes For Sale Inventory is Low -

seattle floating homes for sale

The number of Seattle houseboats for sale has definitely decreased for the winter and holiday season.  This is an opportunity for many Seattle floating homes owners who might want to to step into the Seattle houseboat market while the competition is low.

Seattle Floating Homes For Sale:

Currently, there are only 4 (FOUR!!!) Seattle floating homes for sale in ALL of Seattle!  These range in price from $350,000 to $1,395,000.  Here are some additional details:
  • For $350,000, you can buy a 2 bedroom/1 bath Seattle houseboat in Westlake.
  • For $399,000, you can buy a 1 bedroom/1 bath houseboat in Portage Bay.
  • For $715,000, you can buy a houseboat in Portage Bay at the end of the dock on its own dock with no dues, a waterfront bonus cabin, and a yard, and 2 parking spaces.
  • For $1,395,000 you can buy a 2 bedroom 2.5 bath Roanoke Reef floating home.

What's Selling in Seattle Floating Homes?

In the last 60 days there has been 1 Seattle floating homes sale and there is 1 that is pending.  The pending Seattle floating home for sale is a beauty on the Sleepless in Seattle houseboat dock in Westlake listed at $900,000.  The Seattle floating home that has sold and closed in escrow is located in Eastlake at 2727 Fairview Ave E #14.  It is a 1932 1 bedroom/ 1 bath Seattle houseboat with $650 square feet of living space.  It was originally listed for $298,000 and sold after 57 days on the market for $238,000 - that is 79.87% of list price.

Are you interested in selling your Seattle floating home?

Just because it is late fall and the holiday season is kicking in does not mean that there are not ready, willing, and able houseboat buyers ready to purchase your home.  Molly and I specialize in Seattle floating homes and we want to help you get the most possible for your investment.  Right now is a very good time to try out the market with your houseboat while competition is at a minimum and buyers are still steady.  Let us know if you would like a free market analysis and an idea of some of the ways we can market your floating home compared to other Realtors.  We do things differently!

Ever Seen A New Construction Seattle Houseboat Being Built?

Brand New Construction Seattle Floating Home Going In On Fairview Landings Dock

New construction seattle floating homes

When I saw this large concrete Seattle floating home float being towed across Lake Union, I assumed it was on its way to Ward's Cove when all the new construction in Seattle floating homes is happening.  While walking my weekly Lake Union loop, I was excited and surprised to see it on the Fairview Landings dock!

New construction and Seattle floating homes are two terms that usually do not go together.  There are times when an older floating home can be taken down to the float and rebuilt, but a brand new Seattle houseboat is rare on Lake Union!  There are only so many moorage slips and restrictions are such that it is nearly impossible to add more docks unless exactly the right criteria is present.  This is what makes Ward's Cove so coveted and also Fairview Landings.

If you are interested in Seattle floating homes for sale or information about building a new Seattle floating home, let us know and we can show you our favorite houseboats and houseboat slips!

Seattle Houseboat For Sale: Okay, so it’s technically a housebarge.

Okay, so it’s technically a housebarge What’s the difference you ask?

Listed by Courtney Cooper & Molly Cartwright

Molly's description of our new Seattle Houseboat listing:

"There are three types of house oriented living on Lake Union in Seattle:  HouseBarge, HouseBoat, and a Floating Home.  I get asked “what’s the difference?” all the time.  And there is a big difference!  But because the NWMLS only has one option for us to input the type of structure, they’re all bundled under “houseboat”.

A HouseBarge was constructed as a home that floats and is moveable but has no motor or sales tax.  I say “was” constructed because there are only 34 registered or grandfathered housebarges in Seattle.  This is unlike a HouseBoat…which has a motor and is constructed as a vessel and are still being built to this day.  And since it’s a vessel, you will be paying sales tax because it’s considered personal property, not “real” property.

This handsome housebarge sits proudly in a very active Westlake Marina slip.   It’s #7 of 34 registered housebarges in Seattle King County.

The 600 square foot barge has recently been hauled out for a complete and successful survey.  You’ll enjoy one nice size bedroom, a clean as a whistle .75 bath (shower, no tub), take the spiral staircase to the top story just full of possibilities and the views are worth a million bucks!

New paint inside and out, new flooring and carpet, tankless water heater and a sturdy double pontoon fiberglass over plywood hull."

This Seattle Houseboat is special - call us for a private showing if you are interested in a unique Seattle waterfront living situation.

$250,000

Courtney @ 206.850.8841 or Molly @206.841.6800

About Me:

Seattle real estate has been a big part of my life for well over a decade since I began my career in real estate, but also before that time when I was in the process of purchasing my own first home.  Buying your first home can be quite overwhelming, but I have managed to help many first time home buyers along the way.

Move up Seattle buyers and other types of specialized purchasing is a great passion of mine!  I love Seattle houseboats and you can find me down on the docks of Lake Union and Portage Bay several times a week.   Other aspects of Seattle real estate that I adore include Queen Anne Real Estate,Wallingford Real EstateBallard Real EstateGreen Lake Real EstateLaurelhurst Real EstateMagnolia Real Estate, andSeattle Waterfront Real Estate.

In addition to being a Seattle residential broker and founder of Cooper Jacobs & Seattle Afloat, I am also a member of CBA (Commercial Brokers Association) and head of the Cooper Jacobs Commercial Division in an effort to provide excellent commercial real estate services to the Seattle commercial real estate industry.  With a background in accounting and management, it is my great pleasure to coordinate our Seattle commercial brokers.
