3.8% Sales Tax on Real Estate sales?

 

I got the email, too, so it is nice to have it perfectly clarified - Let me know if you have concerns.  I will do my best to get you an answer

Via Alan May, Coldwell Banker Evanston Realtor, Evanston Real Estate (Evanston Condos, Evanston Homes, North Shore Homes):

An agent in our office received this in her e-mail.  She asked her husband (the real estate attorney) if it were true.

Neither of them had heard anything about this.  You would think that if this were true, one of the two of them, would know something about it.

I immediately hit the internet
searching for the answer. 
It must be true, after all, it says
"verified" right in the e-mail itself.

Well, as you can imagine it's only fractionally true.  If you happen to run across this e-mail, or a client of yours calls panicky after reading this e-mail, you'll know the facts:

According to FactCheck.com only a tiny percentage of home sellers will pay the tax. Only those with incomes over $200,000 a year (or $250,000 for married couples filing jointly) will be subject to it.

And even for those who have such high incomes, the tax still won’t apply to the first $250,000 on profits from the sale of a personal residence — or to the first $500,000 in the case of a married couple selling their home.

I think this stands repeating:  ONLY those with incomes of $200,000 or more will be subject to it (or $250,000 for married couples filing jointly).  And the tax will only be on the portion of your PROFIT that is above $250,000, (or $500,000 for married couples).

So... instead of an additional $15,200 tax on the sale of your $400,000 home.  It's possible you'd have ZERO additional tax if you don't make $200,000 a year.  And if you do make more than that... and you make no profit... you'd still have a ZERO additional tax burden.  Let's say you were lucky, you manage to make $300,000 a year in income, and you sold your home for a $100,000 profit.  You'd only be paying $3,800. in additional tax.  $11,400 less than the inflammatory e-mail suggests.

And snopes.com has a slightly different take, still saying that it's wrong and misleading, and that someone making over $200,000 who sells their $2 million dollar home for a $750,000 profit would only have a $9,500 tax burden.

This is, of course, in additional to any existing state and local taxes you already have.

I don't know exactly what the agenda is, of the sender of this e-mail... (although I could venture a guess, and I imagine it's somewhat political)... but TRUTH, was not on that agenda.

UPDATE:  Turns out my buddy Matt Stigliano wrote a great post about this very subject (and did a better job than I did) in April!!

Decatur Bulk Buy: Good Finishes & Nice Views

The Decatur Bulk Buy first phase is well under way!    The first 21 units should be moved pretty quickly  - I heard there were at least 11 reservations in as of this AM, so it is looking pretty good to get that lower pricing they are offering when these get converted to purchase and sales. Green Lake Real Estate: Looking Around The North End Of The Lake

Seattle's Green Lake Neighborhood is having a bit of a real estate shortage in my opinion.  I have great buyers wanting to get into homes that are nicely updated on the North End of the Green Lake and right now there is only really one choice.

Seattle Buyers like choices and Green Lake is a great one!  I know of a couple Green Lake homes coming on soon hopefully, but that doesn't help right now so I keep looking.  Why do my buyers like the North end of Green Lake in particular?  Zeeks Pizza?  Well maybe, but it is also just the perfect spot for being close to all thie nice little shops and places like Zeek's and Ben & Jerry's, the pool, tennis courts, wading pool, and easy access to the great Green Lake loop! 

What better spot to live and enjoy all that Green Lake has to offer and still have easy access to I-5 for commuting plus great neighborhoods like Phinney Ridge and Greenwood right there!

Twitter Riders On My Signs...

twitter ridersIs Your Seattle Home on Twitter?  A follow up to a few popular Tweets.....

I had tweeted a while back that I had started adding Twitter riders to my for sale signs around Seattle.  I got a ton of responses ranging from "why would I ever do this" to "wow that is a great idea!", but most of my signs do have this rider on them.

I obviously agreed with the latter or I would not have invested the funds to have some gorgeous wooden riders made for my company signs, but my reasons might surprise you.  I fell head over heels for Twitter many months after I had actually joined because I finally got it!  I finally figured out why I should be on Twitter and why I wanted my Seattle property listings to also be on Twitter.  When ever I tweet my listings the web traffic and interest in them goes up significantly.  This is from both agents and consumers who are following me on Twitter, but also from people who search for Seattle real estate on Twitter.

Looking at Google Analytics for my Seattle listings and the hits they get off the web it is easy to see why tweeting about your listings on Twitter and blogging about them on ActiveRain.com. etc. adds more exposure for your sellers.  It is just one more way to be on top of web marketing for sellers!

Seattle's Green Lake Real Estate Market Six Month Wrap Up

seattle real estateGreen Lake real estate - For residential only listings in Green Lake Seattle, here are some of the numbers:

There are currently 137 active listings in the Seattle neighborhood of Green Lake ranging in price from $280,000 to $1,335,000.  Average days on market for the active listings is 65 days, but there are exceptions if you are willing to price your property competitively, negotiate with buyers, and work hard to get your property ready for the market.  The median price for a Green Lake home is currently $519,000 according to the active listings.  There is one Contingent property in Green Lake and 27 Pending properties. Pending Green Lake houses range from $287,500 to $1,195,000 with a median price of $404,000 and an average days on market of 52 days. 

Six Months of Closed Sales in Green Lake

Six months of sales data reveals that 158 Green Lake houses have sold with an average days on market of 52 days.  This is not doom and gloom, but rather a more normal market than we have seen for many years.  The prices of these Green Lake listings which have sold range from $280,000 to $1,259,000 with a median price of $496,000.  The highest amount of sales for the last six months in this market occurred in the price ranges beginning at $300,000 and with good numbers all the way up to around $700,000.  In addition, 7 Green Lake houses sold in the last six months for over a million dollars with average days on markets of 44 days and 35 days depending on the price.

My Seattle Realtor opinion?
