Green Lake Real Estate Post Christmas 2008

Green Lake housesGreen Lake real estate has slowed more so this month than the rest of the year despite record low interest rates.   As of today according to the stats I pulled out of the NWMLS, there have been  a total of 9 residential sales (houses and townhouses) in Green Lake for the month of December.  Now many agents write contracts to close at the end of the month so I will check back and see what the coming days bring in sales. 

The slower movement in Green Lake is not surprising to me based on holiday shopping and the horrid weather we have been having.  The slush alone is difficult to get around in - never mind the ice and snow of last week.  The back up data on the nine closed houses in Green Lake is as follows: Average days on market for these closed sales are 83 days with a low of 33 days and a high of 234 days.  Low price in Green Lake is $340,000 and high price is $1,150,000 with an average of $507,889 and a median of $427,000.  The over one million dollar house is the one that took the 234 days, by the way.  Greenlake real estate

It isn't all slow news - yes, only nine houses closed, but there are another 15 houses which were marked as Pending since the beginning of the month.  Pending means that there are contracts on these houses and they are waiting to close.  Hopefully with the current lending environment a good portion of these will still close successfully.  My advice as of late to clients is if you have a loan, DO NOT drag your feet.  Close it!  You might be pre approved one day and the programs shuts down or changes the next.

From our ActiveRain family to theirs - Let's help a family in need

If you aren't on Active Rain yet, here is yet another reason why these guys are SOOOOOOOOOOOOOOOOO great!

ActiveRain adopted a family for Christmas this year. We want to see if you will help us give them the best Christmas ever.

We actually adopted a little girl and her family through the Seattle Children's Hospital. Zorra is the little girl and she lives with her five siblings and their mom. The family is facing significant financial stressors, like many families across our country, that will prevent them from obtaining needed items during the holidays. Beyond the items they need, we also want to raise the spirits of five children in our community who will not have a Christmas if not for the helping hands of our great network.

Zorra's mother described how the family has lived in battered women's shelters and has faced homelessness on several occasions after she and Zorra's father separated. The mom and her six kids, ages 7-17, have been exposed to domestic violence in their home. While the family now has a stable home, the financial stressors are such that having enough food in the house is a challenge. Mom isn't able to work because several of her children are high needs, medically complex kids requiring a high level of supervision and frequent medical appointments. Mom does everything she can to make ends meet for this family. She feeds her kids each month with donations from the food bank and she was hoping that the family would be eligible for a holiday program otherwise her kids won't be able to open presents on Christmas.

The thought that there are kids, not just these six but many, who won't have presents on Christmas is heartbreaking. Here's why this hits so close to home for me.......

I grew up in a single parent home. My parents got divorced when I was 8. My dad used to beat up my mom. One day my mom decided enough was enough and loaded all of us up and never looked back. I have three younger brothers. My mom worked her butt off to provide for us when we were growing up. I can't remember one time looking back where I felt like I didn't have everything I needed. There may have been times I wanted something and didn't get it, but my mom made sure we got everything we needed.

So Zorra and I have something in common. I was raised by a single mom and I was exposed to domestic violence. But by the grace of God our family had our health. Let's give this family something to look forward to on Christmas.

They need everyday things that many of us take for granted. Paper Towels, laundry soap (can you image how much laundry 6 kids produce?), shampoo, bars of soap, pillows. I'd venture that very few people reading think twice about any of these things. The kids need things like underwear, socks, shoes, pajamas, rain coats. We would really like to get them a few things beyond this as well so that when they wake up Christmas morning they can experience some of the same joy that my son and your son's and daughter's get to experience on Christmas Morning.

Seattle Real Estate Getting Warmer....

It is cold outside and the last number I saw interest rates wise was 5% for a 30 yr fixed!!!!  There are going to be some buyers out there looking at that level, so I would get some heat on in your vacant listings so we can all stay warm!

Seattle Real Estate: December 2008 Market Thoughts

seattle real estateI have been working with a lot of Seattle buyers lately trying to find good Seattle real estate out there, but the choices are extremely limited right now!  I know that many of the houses on the market right now are great houses, but because of the giant media scares everywhere and longer market times, some sellers are deciding to not list their house for now.  I understand this decision and respect it, but it is still making it difficult for me to find my buyers the perfect house.  I liked it better when there were more choices earlier in the year.

  Now that we are in the December market 2008, many sellers are staying put and the competition to sell your house if you want to is much lower.  This is good for the houses on the market, but if they happen to not be a good fit for my client and your house would be, how about getting it back on the market and making my job easier, okay? 

Alright, in all seriousness, now is a good time to sell your house, but go ahead and get through the holidays so that you can relax a bit because having your house on the market is stressful even with the best agent.  Know that when you do get it back on the rates will most likely be even lower than they are today and the lending programs will have opened up a bit if all I am hearing is true.  The buyer pool will still be smaller than it has been in years because of larger down payment requirements and stricter guidelines, but more buyers are creeping back out as the rates go lower.  Even King 5 news said this weekend that it is a good time to buy.  They did this with no qualifications so if the media is jumping on board, you can be sure that more buyers will be out and about and they will want to see your house!
