Past Is Prologue

 

Use that inspection as a TO DO list! This is a great example of why.  This was something the inspection told the buyers to deal with and they didn't....

 

I always tell buyers to use the inspection as a sort of manual for home maintenance and improvement.

An interesting email came the other day.  It was from a former client, for whom I had done an inspection four years ago.  His house at that time was only two years old.  All the window trim on the house was beginning to rot. 

My comment at that time was that this was a lot of rot developing in only two years, and that it would get worse.  I also suggested that since it was on nearly window that the problem was likely due to improper installation.  At that time I was unable to see what could have caused it, but thought it to be the usual suspects.  On my way home the next day this house was along the way, so I stopped by to have a peek.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

I could have posted many more photos.  So, what are the common characteristics?

1.  Caulking is not meant to be wider than about 1/4".  This is much wider than that!

2.  Interior nails (or brads) were used.  As they rust, they rot the wood with them!

3.  The wood was not primed.  Even if it was primed on the outside facing the weather, and I could see on some peeling windows that it was not, wood has 6 sides!  All 6 sides need to be primed PRIOR to installation or it will not last.

4.  The trim was just jammed into place, with large gaps.  The miters and joints are not tight and merely filled with caulking.

ANYTHING NEW HERE?  No, not at all.  I see this every day.  It is 7-11 construction at its worst (or best, depending on your angle...).  It is a slap-up job by inexperienced people, working with little oversight.

Here's the big issue!  ALL of the houses nearby are experiencing the exact same problem.  I had noticed that 4 years ago, but the other houses weren't my focus then.  Now we have a demonstrable pattern throughout the neighborhood. 

The pattern, in my opinion?  Improper product, improper installation.  Of course, if contacted, the builder would claim lax homeowner maintenance.

But everyone has let this go and now the rot is migrating into the framing structure around the windows.  This was something my client was told four years ago that he needed to handle immediately.  It has been let go.  By everyone.  Now it has gotten dramatically worse.

I don't know where it will go from here.  But I would recommend replacing the wood!

My recommendation:  Sometimes home inspectors will point out conditions and suggest repairs that prevent future, more difficult, repairs.  It is best to pay attention...

Parade of Boats Through The Locks With Lands End in The Background

The Ballard Locks is one of the things I like to do with my kids - I have written about them before, but one of the other things we like to do is cross over into Magnolia and walk around Lands End.  Lands End real estate is pretty amazing when it does come up.  There are beautiful Land's End view homes and waterfront homes depending on how lucky you get while shopping.

Seattle Wallingford Homes For Sale & Neighborhood Update

Looking at Wallingford real estate -

Seattle Wallingford Homes for sale, pending, and sold in the last 30 days can be telling as to what is moving in this neighborhood.  I took the Seattle houseboats in Wallingford out of the equation since they are all vessels and tend to sell for far below normal Wallingford home values - I just wanted to try to stick with the more accurate numbers for the neighborhood. 

What's for sale?

Currently there are 30 Wallingford homes for sale in the Seattle MLS with an average dollar per square foot of $268.80.  These homes range in price from $360,000 to $1,995,000 with an average price of $618,200 and median price of $550,000.  There is also one Contingent Wallingford property for sale located on Wallingford Avenue and priced at $379,000.

 

Pending homes in the MLS for Wallingford -

 

 There are 3 homes for sale that are pending inspection, 2 that are pending asking for back up offers, and 9 Wallingford homes that are pending waiting to close.  These all range in price from $378,000 to $969,000.

What has sold in Seattle's Wallingford neighborhood over the last 30 days?  In Wallingford, 8 homes have closed in the last 30 days. They range in price from $440,000 to $646,438 with a median of $497,500.  The average dollar per square foot of these sold Wallingford homes is $242.96.

That is the basics as far as stats go, but how are the buyers feeling about Wallingford?  

They love the schools, the Walkscore of the main corridor, and close proximity to about everything in Seattle.  Have you r home show ready - clean it, have the yard spruced up, and vacate when an agent brings them by.  They need to be able to envision themselves in your home and they can't do that with you there.

I always love exploring the various houseboat docks around Eastlake in Seattle - this evening is one of our Floating Homes Association Tour Committee meetings so I get to meet on one of my favorite docks - The Log Foundation. Contractual Obligations Of Seller When Vacating The Home - Just Use The Golden Rule!

seattle real estateThis one is always interesting, but listing agents including myself need to prepare sellers for vacating their homes upon close.  My very first transaction involved me representing a first time home buyer where the seller literally picked up their check at escrow and boarded a plane to California for good - food in fridge, clothes in closet, the tv was still one, etc.  - you get the idea.  It was not my job as a buyers agent to stand over her and make sure she left.  The listing agent who happened to be pretty experienced should have seen the signs.  Even a walk through on our part did not reveal her intentions.

Recently we had a seller completely disregard our buyer's feelings - we have a gorgeous couple buying a home and we had to force the transaction along on their behalf every step of the way.  The wife is pregnant and we really wanted to make the transaction as painless as possible. The seller, though, just only considered himself.  He left the house filthy and even left mattresses behind all over the house with no intention what so ever of picking them up. He just got out what he wanted and left town. Luckily his long suffering listing agent did help out and step up to the plate to get the rubbish out and we paid for a housekeeper for the couple. 

You really should use the golden rule when moving out of a home - would you want your home to be left this way?  For the most part, people are good thank goodness, but every  once in a while you do get a rotten egg and it is nice to have a team behind you when that happens so that you still get a great home and experience. We shielded our pregnant client form much of the true stress and took care of it on her behalf along the way. This is how things get done:)

Seattle Has Some Of The Most Gorgeous Historic Mansions!

Seattle has some of the most gorgeous and significant historic mansions and I always love touring them and showing them to perspective buyers.  Seattle mansions are in many different neighborhoods, but I particularly like the historic beauties.

Many clients refer to the movie Money Pit when I am showing these types of homes, but in most cases, Seattle's historic mansions for sale are in very well cared for and preserved states. 

 My favorite historic mansions in Seattle are in Capitol Hill, Roanoke Park, Washington Park, Laurelhurst, and Queen Anne.  I love the Queen Anne mansions along Queen Anne Boulevard.

Sunset Hill Showings Yesterday -

There are only 15 Sunset Hill homes for sale right now and amazingly the houses that are marked as Sunset Hill in the MLS are actually in Sunset Hill for a change. A lot of times I have to take a few out because they aren't really in Ballard's Sunset Hill. 

The last few days have been a perfect time to show Sunset Hill homes and showcase what a gorgeous neighborhood it is.  When the 90 degree heat was pounding down on the rest of Seattle, it was still warm here, but also cooled by the lovely sea breezes coming off Puget Sound.

There are 4 Sunset Hill homes that are pending right now - they have offers but have not closed.  These range from $417,250 to $799,000.

Homes in Sunset Hill that are for sale range from $412,500 to $2,475,000 and there are many choices in home style and size.  Homes here sell rather quickly when priced for the market.  Sunset Hill homes

Six Sunset Hill homes have sold in the last month ranging from $399,990 to $785,000 with an average sale price to list price of 98.54%.  The range in sale price to list price is 92.66% to 102.17% and the median sales price is $471,250.  The average days on market for these is 22 days.

Sunset Hill homes are desirable and it is no wonder given the natural attraction of the neighborhood
